Tim Attlee BSc (Hons) MRICS has had a long career as a merchant developer, acting as principal in a number of businesses and partnerships in the UK and in Africa undertaking projects across all real estate sectors from industrial and logistics to hospitality and the Living sector.

As a developer, Tim has delivered numerous projects to investing institutions under forward funding agreements in that time.

In 2014, contributing three self-developed PBSA buildings as seed assets, Tim co founded the listed REIT, Empiric Student Property PLC (ESP)

As CIO, Tim led the creation of a coherent £1Bn portfolio comprising 10,000 PBSA beds targeting the upper rental quartile , providing high amenity accommodation for postgraduate and international students in particular.

Made up of almost 100 buildings, a third of that portfolio was acquired through forward funding and forward purchase agreements with a wide variety of Living sector development partners. This has given Tim the opportunity to design, implement and realise the benefits of funding strategies which expose investors to the higher returns associated with development whilst safeguarding the performance and integrity of the portfolio as a whole.

In 2017, Tim added the CEO role to his responsibilities at Empiric and oversaw the transformation of the group into a fully integrated operational real estate business with over 300 employees throughout the UK encompassing everything from digital marketing and social media strategies to facilities and site management and HR.

In 2020, Tim stood down from that role to embark on the creation of Funding House Limited.

Funding House brings together Tim’s wide experience and connections to provide an agile, innovative, thoughtful and experienced Living sector development funding consultancy.
